Terraphase performed a Phase I Environmental Site Assessment (ESA) at a former horse training facility located in Southern California. The property featured a mix of abandoned and occupied structures, including residences and active businesses, as well as an operational organic farming area.
Scope of Services
The Phase I ESA, conducted in accordance with ASTM E1527-21, aimed to identify potential environmental concerns associated with the property’s historical and current uses. The assessment covered a large site that included fallow fields and pastures, dirt training racetracks, horse paddocks and walkers, 10 stables, 5 residences, a store, a partially occupied maintenance shop, and 6 groundwater wells. Terraphase evaluated the physical condition of the site, historical land use, and the potential for environmental liabilities through site reconnaissance, historical records review, and interviews with property representatives.
Notable Accomplishments
- Identified residual soil contamination associated with former fuel underground storage tanks (USTs) as a recognized environmental condition (REC)
- Identified the improper storage of suspect hazardous materials, discussed with the property owner
